As everyone knows, Vero Beach has two seasons: summer and snowbird. The population swells from October thru Mother’s Day when our Northern friends head down to bask on our beaches in the warm sun. And who can blame them?
We are now knee deep in the dog days of summer. The snowbirds are back at their primary homes up north so many sellers have decided to take their home off the market. But believe it or not, homes are selling all year long, not just during “season“. Yes, winter months in Vero Beach are the prime time for our northern friends to visit. Therefore, there tends to be more “lookers” and your home will be shown a lot. So we find that many sellers will either take their home off the market for summer or wait to list their home until season begins. They believe that the only chance for their house to sell is when our population increases.
Believe it or not, people are buying homes during the summer months! We have had record home sales so far in June and July. There are several contributing factors as to why the summer months tend to bring more serious buyers. The first is that the buyers have been to Vero Beach numerous times over several seasons and have decided they want to call Vero home. If the buyer needs to sell their home first and they are from the north, the summer is the peak time for home sales in the northern states. So many northerners are able to sell their home in the summer which finally puts them in a position to purchase a home in Florida. They are searching online for homes and if any peak their interest they travel to Vero to see them first hand. Also, sellers who had a home in the metro areas of south Florida have sold their home this past season and are finally able to make their move to Vero Beach. There are also plenty of buyers in our area trading up or downsizing homes.
Waiting until season to list your home like everybody else means that you are competing with everybody else! It is more advantageous to be the only one for sale versus one of a handful! Why would you want to miss out on the chance to sell your home?
